Awaab’s Law, arising from the 
Social Housing (Regulation) Act 2023, requires social landlords to investigate and fix reported damp and mould hazards within strict timeframes (14 calendar days to investigate, 7 days to start repairs, 24 hours for emergencies). Taking effect on 27 October 2025, it aims to protect tenant health following the death of Awaab Ishak.

We will work to identify the root cause of any mould growth, create a sound strategy to eliminate existing mould in a safe and manageable way and carry out essential repairs to prevent any future mould growth.
